COMMERCIAL & INDUSTRIAL PROJECTS COMPLETED IN THE PAST 24 MONTHS

VALENCIA
* Regency Centers has constructed Valencia Crossroads a 180,000-sq. ft. shopping center at McBean Pkwy. and Valencia Blvd. The center features Kohl's department store, Union Bank of California, Islands restaurant, Pei-Wei, Corner Bakery and Starbucks. (2003)
* Town Center Drive by Newhall Land, has a new Buca Di Beppo restaurant across from Salt Creek Grill and a Nestle Toll House Store. Soup Plantation opened on Town Center Drive along with Abercrombie & Fitch, and J. Jill. (2003). These new additions compliment other fine restaurants and retailers that opened in 2002 including: Rio Lobo, Valencia Wine Company, Saje Cosmetics and Cozi Couch.
* Valencia Town Center opened Town Center Atrium Cafes with familiar eateries, plus a few new additions replacing the original food court. (2003)
* Valencia Town Center by Newhall Land continues its expansion with the addition of several new retail stores including: Love Sac, Guess, Charlotte Russe, Pink Ice and Bellini. (2003).
* Hanover has built Prado, a 340-unit upscale apartment complex along with a multi-level parking structure at the northwest corner of Town Center Dr. and McBean Pkwy. 9,600-sq. ft. of ground floor retail is currently available for lease for restaurants and retail.
* Town Center Plaza developed by Newhall Land, a 26,000-sq. ft. retail office building, located next to the Hyatt parking structure and Spectrum Club. Recent tenants include Sunny Brooke Market, Town Center Surgery and Town Center Gallery.
* A new shopping center in Westridge, is anchored by Albertsons has been built by Regency Centers. The 120,000-sq. ft. center will also feature a Starbucks, Panda Express, Subway, Sushi Niri and more retail and restaurants.
* Ralph's Fresh Fare has expanded their existing store in Granary Square by 10,000-sq. ft. (2003).
* William S. Hart Union School District built Rio Norte Junior High School on Copperhill Drive, west of McBean Pkwy. (2003)
* The Home Center, located next to Ethan Allen, developed by Ron Rasak, features several furniture retailers across from the east side of Valencia Town Center.
* CB Richard Ellis and the Los Angeles County Economic Development Corporation have opened a 1,000-sq. ft. office on Town Center Drive. (2002)
* Auto Center expansion includes several new car dealerships including Honda on Creekside Rd. and Hummer on Magic Mountain Pkwy. (2003)
* Holiday Inn Express Hotel & Suites was built on the former site of Best Western Ranch House Inn, near the I-5 and Magic Mountain Pkwy. Includes a new Denny's restaurant adjacent to the hotel. (2002)
* College of the Canyons completed a $1.2 million refurbishing of the football field and track with financial assistance from the William S. Hart Union School District. The improvements feature artificial turf and a new track surface. (2003)
* College of the Canyons completed a modular building complex to temporarily house University Center partners. This 7,500-sq. ft. facility currently houses nine universities that are delivering 31 bachelor's, master's and doctorate programs on the COC campus. This interim facility is to be used until a permanent facility is constructed on the COC campus.
* College of the Canyons also completed a $600,000 expansion to the Technology Building on campus, providing additional classroom space and updating facilities to accommodate state-of-the-art welding programs. (2002)
* Lowe's Home Improvement opened a new store on the corner of Newhall Ranch Rd. and Bouquet Cyn. Rd. Center includes Panda Express, Starbucks Coffee, America's Tire Co. and In-And-Out Burger. (2002)
* The Promenade at Town Center with Pavilions features Elephant Bar, Stuart Anderson's Black Angus Restaurant and McDonald's locally owned and operated by the Shutz family. Other tenants include: The Olive Garden, Gymboree, Gifts in the Attic, Home Goods, and other shops and eateries. (2002)
* City of Santa Clarita built the McBean Transfer Station on approximately two acres, near Valencia Blvd., servicing the Santa Clarita Transit bus system. (2002)

VALENCIA INDUSTRIAL CENTER
* Currently with about 10.5 million sq. ft. of commercial and industrial space on 1,600 acres, the Valencia Industrial Center will total more than 12 million sq. ft. at build-out. More than 740 businesses and 18,000 employees are located within this center.
* UVDI, a supplier and manufacturer of components for UV related air and water disinfection products, leased a 44,702-sq. ft. building on Technology drive. (2003)
* American Honda Motor Company purchased a 123,450-sq. ft. buildings on Anza Drive that will house the technical operations center for Honda's Indy Car program. (2003)
* Bayless Engineering, a full-service machine shop, leased a 38,535-sq. ft. building on Ave. Hall. (2003)
* Stoll Metalcraft purchased a 37,000-sq. ft. facility adjacent to their current building on Anza Drive. Stoll Metalcraft specializes in the fabrication of precision sheet metal parts. (2003)
* Telic, a manufacturer of metal coated glass for the semi conductor, aerospace and entertainment industries, leased a 16,897-sq. ft. building on Ave. Rockefeller. (2003)
* OPUS West Corporation completed construction on two state of the art industrial buildings of 84,828-sq. ft. and 128,310-sq. ft., in the Rye Canyon Business Park. Tenants include Duncan Industries, a manufacturer of heat resistant equipment, Gateway Insulation, a distributor our housing insulation and Worldwide Direct, a distributor of flat screen monitors. * Port to Port leased a 68,592-sq. ft. building on Ave. Scott. (2003)
* Ewing Irrigation Products leased a 12,600-sq. ft. building on Ave. Hopkins. (2003)
* The Winning Team leased a 10,269-sq. ft. building on Anza Drive. (2003)
* The Paseo Club, a tennis club featuring 13 tennis courts, including a stadium court, a junior Olympic pool, a clubhouse with fitness facilities and food services, has been developed by Top Seed Tennis Academy on Dickason near Smyth Dr. (2003).
* Ray Scurria, a local real estate developer, has built a 50,891-sq. ft. two building development offering eight industrial-tech units for lease or sale ranging in size from 5,000 to 9,000-sq. ft., on Westinghouse Pointe. (2003).
* Softub, a manufacturer of versatile soft hot tubs leased a 52,663-sq. ft. building on Ave. Hopkins. (2002)
* Branam Entertainment, a complete theatrical rigging company, purchased a 76,540-sq. ft. building in Rye Canyon Business Park, South Campus. (2002)
* An investor purchased an 80,079-sq. ft. building in Rye Canyon Business Park, South Campus. (2002)
* Alfred Mann, a biotechnology pioneer, purchased the North Campus of Rye Canyon Business Park for Mann Biomedical Park, which will become home to other Mann companies. (2002) Advanced Bionics Corporation already occupies 122,000-sq. ft.
* Mammoth Equities completed construction on Mammoth Professional Building, a 60,000-sq. ft. office building with finished suites from 500-sq. ft. and larger on Westinghouse Place, near Ave. Stanford. Now leasing. (2002)
* Legacy Private Academy, a 26,000-sq. ft. school built by Tim and Donna Borruel, owners of Sunshine Day Care on Dickason and Smyth Dr. (2002)

VALENCIA COMMERCE CENTER
* Currently with more than 6 million sq. ft. of existing buildings, 52 companies and about 8,000 employees, the 1,600-acre master planned business park will encompass more than 12 million sq. ft., with 650 companies and 20,000 employees at build-out.
* Clopay, a leading garage door manufacturer, leased a 20,481-sq. ft. building on Ave. Paine in their relocation from Sun Valley to Valencia. (2003)
* Cal Pump, a manufacturer of pool, spa and fountain pumps, leased a 39,933-sq. ft. building on Livingston Ave. (2003)
* Event 360, a full-service event production company, leased a 25,328-sq. ft. building on Industry Drive. (2003)

* Vista Controls, a division of Curtiss-Wright, a provider of applications-specific embedded military computing systems, leased a 51,061-sq. ft. building on Ave. Penn. (2002)
* Sheldon Appel and Jerry Felsenthal completed construction of eight buildings ranging from 15,962-sq. ft. to 135,258-sq. ft. at Commerce Center Business Park on Commerce Center Dr. and Industry Dr. Available for lease.

SANTA CLARITA/CENTRE POINTE BUSINESS PARK
* Centre Pointe Business Park is a 240 acre master planned business park designed for three million square feet and located in the middle of the valley, off of Ruether Ave. behind Home Depot, and connected via Golden Valley Road to Highway 14.
* Spirit Properties completed construction on six buildings: two industrial buildings of 24,000-sq. ft. and 31,640-sq. ft. that were sold upon completion to Sheldon Mechanical and the Pease Family Trust, and four office buildings totaling 27,720-sq. ft. which are all in escrow with closing expected soon. * Spirit Properties sold 13 acres to Clark Management and Development; 14 acres to Fairway Commercial Partners; 2.66 acres to Bernard Bros.; 1.9 acres to Canam Holdings; and 1.25 acres to Jackson-Cowdrey for future development. (2003)
* Spirit Properties, completed three buildings: A multi-tenant project of 47,865-sq. ft. divisible into smaller suites ranging from 2,000-sq. ft. to 10,000-sp. Ft that is 90 percent leased, and two industrial buildings of 36,963-sq. ft. and 33,765-sq. ft. that were sold upon completion to Homemakers Furniture and Val-Pak Products. (2002)
* Fairway Court, LLC, in conjunction with Fairway Commercial Partners, has developed three industrial buildings: 8,500-sq. ft., 10,120-sq. ft., and 13,400-sq. ft. on Centre Pointe Parkway. The 13,400-sq. ft. building is currently in escrow to an owner-user, and the other two buildings were sold to the Woods Family Trust and Erdtsieck Family Trust. (2003)
* Salazar Construction has built a 30,000-sq. ft. industrial building on Centre Pointe Parkway for sale or lease. (2003)
* KENNCO Plumbing completed a 15,000-sq. ft. industrial building on Ruether Ave. for its headquarters. (2003)
* Two additional industrial buildings, owned by FCP Valencia I, LLC, and developed by Fairway Commercial Partners were completed. A 21,300-sq. ft. building was sold to Creative Graphic Services and a 27,500-sq. ft. building was sold to AutoTech Accessories. (2002)
* Sol Raviv completed a 24,000-sq. ft. building for his company, Accurate Trailer Hitch and Welding, on Ruether Ave. (2002).
* City of Santa Clarita completed its $9 million Aquatics Center at the Sports Complex, which includes three swimming pools, including a 50-meter Olympic-sized competition pool, a 25-meter dive pool and a 25-meter recreation pool, plus locker rooms, a bleacher area, meeting rooms and a concession area. An additional 38 acres have been purchased and are in the planning stages for future expansion of the Sports Complex.

NEWHALL
* Newhall School District opened two new elementary schools: Pico Canyon in the Stevenson Ranch area and McGrath east of San Fernando Rd, south of Lyons Ave. (2003)
* Wendy's Hamburgers opened on Lyons Ave. near Interstate 5. (2003)
* David Tanner, DDS, built a new medical building for his dental practice, a 5,782-sq. ft., two-story Victorian building on Lyons Ave. (2002)

SAUGUS
* Albertsons has added 8,000 sq. ft. to their store located at Haskell Cyn and Bouquet Cyn. Rd. (2003)
* Central Park, by the City of Santa Clarita, on Bouquet Cyn. Rd., phase one includes 133-acres of multi-use grounds, including a tot-lot and lighted softball fields. Phase two, opened in 2003, consists of 40 acres with four playing fields, basketball courts, restrooms, a æ mile jogging trail, picnic areas and additional parking.
* Seco Canyon Plaza, developed by Hopkins Real Estate Group, is a 35,000-sq. ft. shopping center at Seco Cyn. Rd. and Copperhill Dr. It includes a KinderCare facility, (2001), and Facey Medical, Grand Panda and other shops. (2002)
* City of Santa Clarita built Pamplico Park, a 6-acre neighborhood park.

CANYON COUNTRY
* Boys & Girls Club of SCV built a new, 27,000-sq. ft. facility on the campus of Sierra Vista Junior High School. It includes a full-sized gymnasium, teen center, learning center, computer lab, arts center and recreation room plus additional classroom space for the school. The $6.2 million project was built in partnership with the William S. Hart Union School District and the City of Santa Clarita with funding from the school district, City of Santa Clarita, the state of California, and several private foundations, including the Union Bank of California Foundation. * City of Santa Clarita is building Oak Spring Park, a five-acre neighborhood park with a children's play area, a first ever "climbing rock", a shaded picnic area, restrooms, and open turf area plus parking. Scheduled to open in April 2003.
* Jiffy Lube and Jack in the Box opened adjacent to 24-Hour Fitness Health Club on Via Princessa. (2002)
* Public Storage opened a 70,000-sq. ft. self storage facility on Via Princessa, across from Costco. (2003)
* Sulphur Springs School District opened Fair Oaks Ranch Elementary in Fall 2002.

CASTAIC
* Castaic School District built Northlake Hills Elementary School, which opened in Fall 2003.

STEVENSON RANCH
* Heritage Oaks Enterprises, developed by Ron Morgan, Greg Kory and Lloyd Sreden, a local CPA firm, constructed a 13,000-sq. ft. office building on The Old Rd. south of Lyons Ave. (2003)


COMMERCIAL & INDUSTRIAL PROJECTS UNDER CONSTRUCTION

VALENCIA
* College of the Canyons is building a 950-seat Performing Arts Center. The center is an $18.3 million complex built jointly with the City of Santa Clarita, slated for completion in Spring 2004. In addition to the main auditorium that features a proscenium stage, a state-of-the-art acoustic resonance sound system, a motorized orchestra lift, scene shops and a full tension-grid system, the Center also houses a 135-seat experimental theater. A series of performances will "officially" open the Center to the community in the fall.
* College of the Canyons has begun construction on three projects that will be funded by local Measure "C" and state funds. They include:
* Music/Dance lab building ‹ This will be a two-story, 9,575-sq. ft. building that will be located adjacent to the Performing Arts Center. It will include practice spaces, a dance studio, classrooms, musical instruments rooms, music vocal rooms, rehearsal areas and faculty offices. Completion expected by early 2005.
* Classroom/High Tech Lab building ‹ This will be a three-story, 34,130-sq. ft. building to be located between the current student center and the physical education building. It will include computer classrooms, networking labs and more.
* Warehouse expansion ‹ This is a one-story 9,000-sq. ft. addition to the existing warehouse facilities on the west side of the campus. Completion expected by Spring 2004.
* Whole Foods is scheduled to open in Summer 2004 in the Valencia Crossroads Center, across from Kohl's.
* Ann Taylor Loft is scheduled to open in the Valencia Town Center and Pottery Barn is scheduled to open on Town Center Dr., in 2004.
* William S. Hart Union High School District is constructing West Ranch High School, projected for a fall 2005 opening, and Rancho Pico Junior High School, projected for a Fall 2004 opening.
* Westridge Executive Plaza was purchased by A&B/Westridge Executive Building, LLC. The building will consist of 66,250-sq. ft. and offers a 6,500-sq. ft. restaurant pad. Building is nearly 80 percent pre-leased.
* The Packard Humanities Institute has purchased 60 acres at Rockwell Canyon Business Park from Newhall Land for the future campus of the UCLA Film and Television Preservation Center and other related uses. Located at the corner of McBean Pkwy. and Rockwell Cyn. Rd.
* Auto Center Drive expansion along Valencia Blvd. fronting William S. Hart Baseball League fields to include four sites totaling 12.7 acres with plans for one site to be a Mercedes Benz dealership.
* Specialty Laboratories is under construction on their 200,000-sq. ft. facility within the Valencia Corporate Center.
* Facey Medical is building an 84,500-sq. ft., three-story medical office building on the southwest corner of McBean Pkwy and Valencia Blvd.
* Rice Development is building an 184,000-sq. ft. self-storage facility on Bouquet Cyn. Rd.

VALENCIA INDUSTRIAL CENTER
* City of Santa Clarita purchased 12 acres at Rye Canyon Business Park from Legacy Partners to develop an 82,000-sq. ft. Transit Maintenance Facility.
* Valencia Village is being developed by The Hopkins Real Estate Group. A retail center consisting of three buildings totaling 28,400-sq. ft. on the northeast corner of Dickason Dr. and Newhall Ranch Rd.
* Gateway Village is being developed and will consist of 155,000-sq. ft. of retail and dining on the southwest corner of Rye Cyn. Rd. and Newhall Ranch Rd.
* DRC Inc. is constructing a 150,000-sq. ft. retail building at the northeast corner of Newhall Ranch Rd. and Copperhill Dr. The project site totals 16 acres.
* Legacy Partners is building seven industrial buildings along Rye Canyon Rd in the Rye Canyon Business Park. The sizes of the buildings range from 25,000-sq. ft. to 40,000-sq. ft. and are available for lease.

VALENCIA COMMERCE CENTER
* Sheldon Appel has broken ground on a 34,330-sq. ft. building on Livingston Ave.

SANTA CLARITA/CENTRE POINTE BUSINESS PARK
* Summit Corporate Center is being developed by Clark Management and Development, consisting of six industrial buildings, that will begin construction in early 2004, available for sale of lease ranging from 7,900-sq. ft. to 50,000-sq. ft.
* Fairway Commercial Partners will begin construction of five buildings in early 2004, consisting of three buildings available for sale or lease ranging from 29,000-sq. ft. to 44,000-sq. ft. and two multi-tenant buildings offering space available for lease from 2,000-sq. ft. to 10,000-sq. ft.
* Diamond Development is planning five buildings for sale or lease totaling approximately 110,000-sq. ft. ranging from 17,000-sq. ft. to 27,000-sq. ft. Two buildings are currently in escrow.
* Cowdrey-Jackson LLC has begun construction on a 24,000-sq. ft. state-of-the-art autobody repair facility for their own use.
* Canam Holdings will begun construction on an approximate 30,000-sq. ft. multi-tenant building of which approximately 6,000-sq. ft. will be occupied by Canam, with the balance of space available for lease.
* Books Are Fun is about to start construction on an approximate 8,300-sq. ft. building, of which they will occupy half the space and lease out the balance.
* Wrage, Inc. is finalizing plans to develop approximately eight acres to construct buildings ranging from 15,000-sq. ft. to 80,000-sq. ft., which will be available for sale or lease in early 2005.
* William S. Hart Union School District is building Golden Valley High School, scheduled to open, Fall 2004.


COMMERCIAL & INDUSTRIAL PROJECTS ANNOUNCED

VALENCIA
* Newhall Land is proposing to expand the Valencia Town Center Mall which will include an additional department store and inline shops, an office building, and additional retail pads for a total of 700,000 additional square feet of floor space at Town Center.
* Tourney Plaza I, LLC is building two 21,380-sq. ft. office buildings on the southwest corner of Tourney Rd. and Wayne Mills Pl.
* College of the Canyons is wrapping up its $10 million fundraising campaign to build a permanent University Center Building. The University Center will house more than a dozen universities that will bring bachelors, masters and doctoral programs to the Santa Clarita Valley, eliminating transportation and logistics barriers that many community members experience when seeking access to higher education. Groundbreaking in planned for 2005.
* A combination apartment and retail-office center will be built on the southwest corner of Newhall Ranch Rd. and McBean Pkwy.

VALENCIA INDUSTRIAL CENTER
* Discovery Gateway Spectrum I, a 25 unit 131,808-sq. ft. business park offering condominium units for sale or lease from 2,423 sq. ft. to 5,871 sq. ft. within Rye Canyon Business Park, is planned by Pacific Southwest development.
* Rye Canyon Commerce Center, a seven building 234,476-sq. ft. business park offering 26 units for lease from 5,021 sq. ft. to 15,859 sq. ft. within Rye Canyon Business Park, is planned by RREEF development.
* Spectrum Business Center, a 32 condominium unit 140,416 sq. ft. business park offering space for sale or lease from 3,060 sq. ft. to 5,005 sq. ft within Rye Canyon Business Park, is planned by Low Archibald development.
* Valencia Village is being developed by The Hopkins Real Estate Group. A retail center consisting of three buildings totaling 28,400-sq. ft. at the northeast corner of Dickason Dr. and Newhall Ranch Rd.
* Wal-Mart closed escrow on 11 acres at the northwest corner of Newhall Ranch Rd. and Rye Cyn. Rd, for a new retail store. Groundbreaking is planned for spring 2004. This store will not be a supercenter. It will be similar to the store located in Stevenson Ranch.

VALENCIA COMMERCE CENTER
* Valencia Center, a nine building 136,296-sq. ft. business park offering buildings for sale or lease from 7,734 sq. ft. to 31,659 sq. ft. within Gateway III, is planned by Pelton/Pacifica Companies development.
* Commerce Pointe, Phase III, an eight building 112,528-sq. ft. business park offering buildings for sale or lease from 10,080 sq. ft. to 21,488 sq. ft. located at the intersection of Interstate 5 of Highway 126, is planned by CB Richard Investors and PacTen Partners development.
* Viole Construction is developing a 62,836-sq. ft. multi tenant industrial park offering units from 1,716 sq. ft. to 4,500 sq. ft. within Gateway III.
* The Crossroads, a planned 63,734-sq. ft. retail, office and service development in Gateway IV, is in escrow to a developer.
* Gateway VI, a 38 acre industrial development with land parcels for sale or build-to-suit ranging from one acre to the entire 38-acre site, will be developed by Newhall Land.
* Industrial Developments International purchased 9.71 acres at Witherspoon Pkwy. and Ave. Penn, called Vantage Center Point and will construct a 217,000-sq. ft. manufacturing and distribution facility.

GATEWAY CORPORATE POINT
* Strategically located at the northern entrance to the Valencia Industrial Center, Gateway Corporate Point is a new office and technology development encompassing 29 acres at the SEQ of the Golden State (I-5) Freeway and Highway 126. Gateway Corporate Point offers land parcels for sale from 1.9 acres to 10.6 acres and build- to-suits from 30,000 sq. ft. and up.
* Westinghouse Corporate Park, a five-building 95,683-sq. ft. business park offering 12 units for lease from 7,201 sq. ft. to 22,422 sq. ft. within Gateway Corporate Point, is planned by Sheldon Appel and Jerry Felsenthal.
* Barnard Company is developing a 114,000-sq. ft. retail development situated at the intersection of Interstate 5 and Highway 126.

HIGHRIDGE BUSINESS PARK
* Highridge Business Park is a 60 acre office, technology, and industrial development located adjacent to the Valencia Industrial Center at the intersection of Rye Canyon Road and Newhall Ranch Road.
* IIC Financial & Development is building a four-building 30,096-sq. ft. project offering office buildings for sale or lease from 5,940 sq. ft. to 9,768 sq. ft. on Smyth Drive.

VALENCIA CORPORATE CENTER
* Valencia Corporate Center is the premier Class A office park in North Los Angeles County and the home to U.S. Borax, Kaiser Permanente, Centex Homes, and Cinetech. Located adjacent to the Valencia Country Club on Tourney Road encompassing 64 acres, Valencia Corporate Center offers panoramic views of the Santa Clarita Valley. Land parcels are available for sale from 1.7 acres to 13 acres and build-to-suits are available from 40,000 sq. ft. to 400,000 sq. ft.
* Tourney Place, a two building 42,760-sq. ft. office park offering suites for lease from 750 sq. ft. and up or buildings for sale, is planned by Sapra I, LLC development.
* The Commons, a two building 154,800-sq. ft. office park situated at the intersection of Valencia Blvd. and Interstate 5, is planned by Opus West development.
* Tourney Medical Building, a 35,000-sq. ft. two story medical office building across the street from Valencia Country Club, will be built by Wilshire Realty Group.

NEWHALL
* Gate/King Properties, developing a commercial-industrial business park on San Fernando Rd. between Pine St. and Sierra Hwy.

SAUGUS
* Seco Canyon Plaza II, developed by Hopkins Real Estate Group, will build a 40,000-sq. ft. complex with a drugstore anchor.

CANYON COUNTRY
* College of the Canyons is in the "search" process for 50 buildable acres for a Canyon Country Educational Center. The college's long-range plan calls for the construction of a full-service facility in the eastern SCV, where many of the college's students live.
* Princessa Plaza on Via Princessa across from Costco, a 31,000-sq. ft shopping center is planned.
* GMS Realty has received City Council approval for Golden Valley Ranch which consists of residential, commercial and open space. The commercial portion will consist of 618,750-sq. ft. and will be located along the south side of SR 14, at the eastern terminus of Golden Valley Rd. Golden Valley Rd. will be extended to Via Princessa and Lost Canyon Rd. will be constructed.
* City of Santa Clarita announced plans for Whites Canyon Park.

* Shea Homes, built 428 single-family homes near Valencia High School on land purchased from Newhall Land.
* Jefferson at Town Center, built 800 luxury apartments on Magic Mountain Pkwy. Across from Valencia Country Club.
* Fairfield Community, built 300 family-oriented apartments in North Park at McBean Pkwy. and Copperhill Dr.

* Newhall Land is planning Westcreek, featuring 2,200 homes of varying sizes, plus an elementary school, west of McBean Pkwy. and Copperhill Dr.
* Newhall Land is planning Riverpark, featuring 1,100 homes of varying sizes east of Bouquet Cyn. Rd. and south of Newhall Ranch Rd. Project includes construction of a major portion of the east-west corridor through the extension of Newhall Ranch Rd.

NEWHALL RANCH
* Newhall Land received specific plan approval for Newhall Ranch, a 20,885 home community which includes plans for 19,000 jobs and 6,000 acres of open space. Construction expected to begin on first phase in late 2006.

CANYON COUNTRY
* Wes Thompson Ranch, planning 265 units on the east side of Sand Cyn. Rd., north of Soledad Cyn. Rd.
* Hank Heeber planning to develop 44 single-family homes in the Friendly Valley community.
* Newhall Partners Golden Valley Road Project, planning to develop 150 single-family homes located between Green Mountain Dr. and Sierra Hwy.
* PacSun, LLC, approved to develop Golden Valley Ranch, consisting of 498 homes and an elementary school, east of SR-14, north of Placerita Cyn. Rd. 108 units will be designated as senior housing.


SCV INFORMATION
* More than 17 million-square feet of industrial space is within the Santa Clarita Valley. The Valencia Industrial Center and Commerce Center have a 10.7 percent vacancy rate. Building sales and leases in 2002 totaled 1,625,849 square feet and in 2003 totaled 1,577,066. The Average Annual Absorption (last 9 years) is 1,291,453-square feet per year. Absorption in 2003 was 1,577,006 square feet.
* Valencia Gateway is recognized as the largest master planned center for business, entertainment, technology and industry in Los Angeles County. As of January, 2003, Market Base is more than 16 million-square feet. Valencia Industrial Center at build-out will be 11 million-square feet. Valencia Commerce Center at build-out will be 12 million-square feet.
* Area unemployment rate was 2.9 percent in Dec. 2003, which is amongst the lowest unemployment rates of all cities in Los Angeles County.
* FBI has reported the City of Santa Clarita to be in the top 10 safest cities in the U. S. for cities over 100,000 in population for the past several years. According to the City of Santa Clarita, Santa Clarita is #1 top safest city in the country for cities with populations over 150,000.
* The City of Santa Clarita is the fourth largest city in Los Angeles County, ranked by population.
* SCV housing market remained strong in 2003. A total of 5,616 local properties closed escrow in 2003, compared to 4,951 in 2002, of which 3,803 were single family dwellings and 1,813 were condominiums, according to the Southland Regional Association of Realtors. The median resale price for the year was $380,000 for single family and $235,000 for a condominium, up from $341,300 and $185,500 respectively in 2002.
* Schools are consistently rated among the top 10 percent in California through the California Assessment Program. Many local schools have been awarded top honors in the state as California Distinguished Schools and Blue Ribbon Schools.
* SCV Chamber of Commerce ranked as the fifth largest in membership, with 1,580 members, of all Chamber's of Commerce in Los Angeles County in 2003.
* The Auto Dealers Association comprised of all the local car dealerships in the Valencia Auto Center had a record sales year in 2003, generating more than $5 million in sales tax for the City of Santa Clarita.
* City of Santa Clarita is a designated "Tree City USA" for 13 years in a row.
* Sunset Magazine's first Southern California "Idea House" will be in Valencia Westridge in summer 2004.
* Santa Clarita is headquarters for several film production studios and dozens of companies offering related support services. Located within the 30 mile zone, Santa Clarita has been the home of many weekly television series' as well as a favorite location for movie, commercial, music video and still photography shoots.
* The City had 509 film days last year, (if three films are shooting on the same day, it's considered three film days.) Of this, 42 percent were from television, 25 percent from feature films and 12 percent commercials. The most frequently used locations inside the City were Mann Bio Medical Park with 99 film days and College of the Canyons with 21 film days. Outside the City, in unincorporated areas, we had an additional 600 film days. The total economic impact is estimated to be $22 million in 2003. That is money spent directly into the local economy from on-location filming.
